The risks of owning and developing brownfield land are well documented,
as is the stringent environmental legislation which governs it. Our team
of development surveyors and specialist consultants understands these risks,
and has a range of innovative solutions to mitigate them. We actively
develop a wide range of brownfield sites, remediating the contamination
of their former uses.

The Group prides itself on identifying longer-term residential development
opportunities, and on promoting these through the ever more complex web
of planning regulation. Due to our strong capital base we are able to
landbank as well as using Options and Development Agreements to suit our
partners' requirements.

Housebuilding
The Group is an active residential developer, from niche sites of less than
ten houses up to large-scale development of over 2,000 houses, developing
under a number of brands. Our in-house design capability allows us to
tackle the most demanding schemes from Grade 1 Listed sites to brownfield
development.

Housing
We do not only see social housing as an adjunct to our private development
but rather as a valuable contribution towards the sustainability of the communities
that we create. We have partnered with Local Authorities, Housing Associations
and Local Authority Housing Companies as well as private Trusts in the
provision of affordable housing.

Development
Whilst PPG3 places ever tighter controls on greenfield development, it
will always make a contribution towards the overall stock of new housing.
These developments offer greater opportunity to harmonise with natural
landscape and to soften the urban fringe. The Group continue to develop
and to acquire greenfield development opportunities.

Trading
The scale of our development landbank allows us to capitalise on periodic movements in the market for development land. This has

the Group trading with many national and regional housebuilders in order
